Payments are due on the first day of the month and late after the 15th of the month Plan accordingly for prompt payment arrival.

 

ASSESSMENT
COLLECTION POLICY

 

The timely collection of monthly assessments (condo fees) is vital to the continuation of the services that the Association provides to all Condominium. Homeowners. Each condominiumowner is required to pay their proportionate share of the common expenses. It is the policy of the Board of Management (Trustees) to pursue every legal means necessary to effect the collectionall monthly assessments, special assessments, legal and late fees.

 

Monthly Condo Fees

The monthly payment of the condo fee is due on or before the First of each month.

Collection Procedure

A notice will be sent to any owner who fails to pay their monthly fee within the fifteen (15) day grace period.

·        If any owner is in default of monthly payment for forty-five (45) days a "Final Warning"

letter will be mailed by the Association's attorney demanding full payment of all

assessments, late and legal fees within ten (10) days of the date of the letter.

·        If the owner remains in default after the ten (10) day notice of the "Final Warning" letter the

         Association's attorney will file a lien on the property.

         All lien and legal costs will be added to the defaulting Homeowner's account.

·       If after the above steps and ninety (90) days have passed with the owner still in default of three monthly payments, the Association attorney will be instructed to begin foreclosure proceedings against said Homeowner. All legal and foreclosure costs will be added to the Homeowners account.
